Located next to Kansas State University, this six-unit apartment building is the first of its kind in the Campus Edge District.  The architectural design is responsive to and in conformance with the "Design Guidelines for the Multi-Family Residential Overlay District", a unique zoning district in Manhattan created to allow increased density while providing architectural character and details sensitive to the neighborhood context.

The equivalent density of 28 units/acre is achieved by raising the two-story apartments entirely above an on-grade open parking garage.  Each three bedroom, three bath unit features 9'-0" ceilings, walkout balcony, street-facing entrances and a two-story sky-lighted atrium space.
